A: If your commercial roof is past 15 years old, has two or more active leak locations, or shows widespread membrane failure rather than isolated damage, a full replacement is almost always the better financial decision. Continued repairs on a failing system cost more over three to five years than a single replacement and carry no manufacturer warranty. We core-cut and document everything so the decision is based on data, not guesswork.

Tulsa commercial buildings take a beating. Summers push surface temperatures past 170 degrees on dark membrane roofs. Hail comes through three or four times a year. Roof past 15 years old

Most commercial membranes in Oklahoma hit end-of-life between 15 and 20 years. If yours is in that window and repairs are becoming regular, a replacement saves money over the next five years.

Choosing the right system for your building.

TPO is the most common choice for flat commercial roofs in Tulsa. It reflects UV radiation, welds at the seams, and carries a 20-year no-dollar-limit warranty. Best fit for offices, retail, multi-family, and any building where energy cost reduction matters.

EPDM is the budget-conscious option for warehouses and large-footprint buildings where cost-per-square-foot is the primary driver. Properly installed, it lasts 20 to 25 years with fewer complications than older adhesive systems.

Standing seam metal is the right call for buildings with a visible slope, high rooftop traffic, or long ownership horizons. Panels carry 40-year warranties and require almost no maintenance. The upfront cost is higher, but the 40-year math is hard to argue with.

Modified bitumen and built-up systems are the right fit when an existing BUR roof is being replaced in kind, when a property has rooftop equipment that requires a traffic-resistant surface, or when a two-ply reinforced system is specified by an architect or engineer. We install all of them.

Cost considerations

What drives commercial replacement cost.

Four variables move the number more than anything else: square footage, insulation condition, number of layers to tear off, and the density of rooftop penetrations. A clean 20,000-square-foot warehouse with one dry insulation layer and four HVAC curbs is a very different project than a 20,000-square-foot office building with two membrane layers, wet insulation, a forest of pipe boots, and a parapet wall on all four sides.

The insulation question is often the biggest surprise in a commercial bid. Oklahoma energy code requires minimum R-values on commercial roofs. If your existing insulation is saturated, compressed, or undersized, replacement adds material cost that no one wants to see on line two of an estimate. Core cuts during the inspection remove that surprise before the contract is signed.
