Fix the problem. Not the whole roof.
You have a water stain on the ceiling. Or a neighbor noticed a few lifted shingles after the last storm. Or you just want to know what is going on up there before you list the house. Not every roofing call leads to a replacement. Sometimes the roof needs a repair. That is what this page is about.
Q: How do I know if my roof problem is a repair or a full replacement?
Most roofing companies have one answer to every phone call: replacement. There is more margin in a full tear-off, and it is easier to sell a homeowner on starting fresh than on a careful diagnosis. We have had the opposite experience. When we give homeowners an honest repair option and explain the math, they come back for the replacement when it is actually time.
The repair calls we get in Tulsa fall into predictable categories. Wind storms pull up tab edges on 3-tab shingles, especially on west-facing slopes where the prevailing storm track hits first. Ice dams in the 74103 and 74104 ZIP codes lift flashing off older brick chimneys. Pipe boots crack in the summer heat and start weeping water into the attic. All of these are repairs, not replacements.
We diagnose first. We quote second. We do the work third. In that order, every time.
Six situations that usually need repair.
A few lifted or missing shingles
Wind gets under shingle tabs and pops the adhesive strip loose. Individual shingles can be replaced and re-sealed without touching the rest of the roof.
Active drip or water stain inside
A single entry point causing a drip or ceiling stain is a leak repair job. We find the entry point on the roof and fix it at the source.
Cracked or missing pipe boot
The rubber boot around plumbing vents dries out in Oklahoma summers. A cracked boot is one of the most common sources of attic moisture in Tulsa homes.
Flashing pulled away from chimney or wall
Brick expands and contracts. Over time, step flashing and counter flashing work loose. This is a flashing repair, not a reason to replace the whole roof.
Damage limited to one slope or valley
Hail and wind damage sometimes hits one face of the roof harder than others. If the damage is contained to a single plane, a section repair is the right call.
Storm hit one corner of the house
Straight-line winds and tornadoes do not distribute damage evenly. We see roofs in Broken Arrow where the back slope took a direct hit and the front slope is untouched.
From phone call to fixed roof.
Diagnose the actual problem
We get on the roof and find the entry point. Not the symptom inside. The source on the exterior. We photograph it and explain what we found before we quote anything.
Same weekScope and quote
Written line-item quote for the repair. If there is more going on, we tell you what else we found and give you the option to address it now or monitor it. Your call.
Written quoteDo the repair
Matched shingles, properly bedded flashing, correct sealant for the penetration type. We do not cut corners on a repair any more than we would on a full replacement.
Same-day usuallyDocument and warrant
Before and after photos. Written warranty. If the repair involves a section large enough to merit a follow-up, we schedule a check at no charge.
Written warrantyWhat drives the cost of a roof repair.
The size of the damaged area matters. A few shingle replacements cost far less than re-covering an entire slope. Accessibility also plays a role. Steep pitches and complex valleys require more time on the roof. A chimney flashing repair on a 12/12 pitch takes longer than the same repair on a 4/12.
Material match is a factor on older roofs. If we can pull an exact match from our supply inventory, the repair looks seamless. If the product has been discontinued, we source the closest available option and flag the variation in the quote.
The honest comparison: a repair now on a roof with 7 to 10 good years left makes financial sense. A repair on a roof where three more will surface within two years is money spent twice. We tell you which situation you are in during the initial inspection.
One call. We show up. We tell you what it actually needs.
We do not need to replace your roof to stay in business.
A lot of roofing companies only want replacement work. The margin is higher and the decision is cleaner. Repair calls take more diagnostic time and cost less. We do repairs because they are the right service for the customer at that stage of the roof's life, and because homeowners who trust us with a repair call us first when the replacement is actually needed.
Our project managers are Tulsa-area roofers, not sales reps. They know what 15-year-old shingles look like on a South Tulsa ranch versus a Midtown Victorian. They can tell you whether the lifted tabs on your west slope are a symptom of storm damage or aging adhesive. That difference matters when you are deciding whether to file a claim.
