Q: How do I know if I need a full roof replacement vs. a repair?

A: If your roof is over 20 years old, has damage across more than 25 to 30 percent of its surface, or your adjuster has called it a total loss, replacement almost always costs less over the next decade than repeated repairs. A repair fixes a problem; a replacement fixes the roof. Check the seven signs below — two or more and you're very likely looking at a full replacement. Tulsa homes age differently than houses in mild climates. The freeze-thaw cycles from November through February crack caulking and work mortar loose. The UV index in Oklahoma summers is high enough to accelerate granule loss by five to eight years compared to northern roofs of the same age. A 1980s ranch in South Tulsa with original shingles has already outlived two expected replacement cycles. Granules protect the asphalt from UV breakdown. When you see bare spots or black patches across multiple planes, the shingle life is ending, not a section.

Curling or cupping shingles

Shingles that curl at the edges or cup in the center are releasing moisture. This is a systemic failure pattern, not a spot repair problem.

Sagging between rafters

Any visible sagging or soft spots when you walk the roof is a structural warning. The decking may be saturated. We need to see what is underneath.

Interior water stains on multiple ceilings

One stain can be a flashing failure. Stains in multiple rooms mean water is moving through the system. The entry points are spread across the roof.

Adjuster called it a total loss

When an insurance adjuster writes it as a total, they have run the numbers. Replacement cost exceeds repair cost. This is the cleanest path to a new roof with insurance paying the majority.

Full strip to the decking. Every square of old shingles, old underlayment, and old felt comes off. We inspect every sheet of decking and photograph anything that needs replacing before we start re-roofing.

Install the new system

Ice-and-water shield at eaves and valleys. Synthetic underlayment on the field. Shingles nailed to manufacturer specs. Ridge cap, new pipe boots, and new flashing everywhere flashing is required.

Cost considerations

What drives the cost of a full replacement.

Roof size is the starting point, measured in squares (100 square feet each). But size is rarely the whole story. Pitch matters. A steep 9/12 or 12/12 pitch requires slow work, more safety equipment, and longer install times. Valleys and dormers add complexity. More penetrations mean more flashing and more hours.

Decking condition is the wildcard. We do not know what is underneath the old shingles until we pull them. Rotted sheets, water-damaged OSB, or old skip sheathing all add cost. We photograph everything and call you before we replace a single sheet without your approval.

Material tier is your biggest lever. Entry-level architectural shingles cost less. Class 4 impact-resistant shingles cost more upfront but may recover a portion of that cost through your insurance premium discount over time. We can run that comparison for you during the estimate.
