Q: Owasso homes are newer — do they really need inspections?

A: Newer doesn't mean problem-free. Most of the residential development in Owasso happened in the past 15-20 years, and those homes were built with standard builder-grade roofing. Pipe boots on a 12-year-old home are in the window where rubber starts to degrade. Builder-grade flashings weren't installed with the same attention to detail as a custom job. Owasso also sits in a hail-prone corridor — even a newer roof takes damage. The question isn't whether problems exist; it's whether you know about them.

Owasso's newer homes still have weak points

The premium subdivisions in Owasso — Bailey Ranch, Smith Farm, and the neighborhoods that pushed north along US-169 — were built with quality homes. But roof systems are only as good as their installation and materials, and production builds in any market have compromises.

The two most common inspection findings on Owasso roofs from the past 10-15 years are pipe boot degradation and flashing gaps. Pipe boots are rubber. Rubber cracks under Oklahoma's temperature range. Flashings along dormers and valleys compress and separate over time, especially on roofs with significant thermal expansion and contraction.

Neither of these problems announces itself loudly. The leak that finally appears in your ceiling is often years behind the day water first got past the boot or the flashing.

What we cover in an Owasso inspection

01

Drone photo documentation

Every slope photographed from above. Granule loss, impact patterns, shingle lift, and ridge cap condition all visible and documented in your report. Steep or complex rooflines are no problem for aerial inspection.

02

All penetrations and flashings

Every pipe boot, vent flashing, step flashing, and valley metal inspected. These are the points where most water intrusion begins — shingles rarely fail before flashings and boots do.

03

Attic condition check

We check ventilation adequacy, insulation condition, and any signs of moisture intrusion. The attic is often where you see evidence of problems before they reach the living space below.

Inspection before you sell

Pre-listing roof inspections have become common in Owasso and the north Tulsa suburbs. Buyers order inspections, and inspectors find things. When that happens under contract, you're negotiating with time pressure and leverage working against you.

If you know your roof's condition before listing, you can fix what needs fixing on your own schedule at normal pricing — not emergency pricing under contract deadline. You can also disclose accurately and avoid deals falling apart over roof findings that could have been addressed months earlier.

Our inspection gives you a clear picture of what you're listing. No surprises from the buyer's inspector.

Yes. Free inspection, written report with drone photos, no obligation. We don't charge for assessments.
The things that cause leaks usually aren't visible from the ground. Pipe boots, step flashing, and the leading edge of shingles on low-slope sections are where problems develop first. Drone inspection shows what ground-level can't.
Drone photos of every slope, written findings per area, condition assessment of shingles and flashings, and any items that need attention now or in the near term. All in plain language with supporting photos.
We note the shingle type and adjust our assessment accordingly. Class 4 shingles show hail impact differently than standard architectural shingles — the damage pattern is less visible but still present on significant impacts.
Yes. Buyers do their own inspection and find things. Knowing what's on your roof before you list lets you address it on your timeline and at your terms, rather than negotiating under contract pressure.
Yes. The report with photos documents the condition of your roof at a specific point in time. If a storm follows the inspection, that baseline documentation is valuable. If the storm caused damage, the report supports your claim scope.
