Q: Why get a roof inspection if there hasn't been a storm?

A: Tulsa's older neighborhoods — Midtown, Brookside, Cherry Street, most of the established areas north and south of downtown — have roofing stock that ranges from 10 to 30 years old. A lot of those roofs are in the window where small problems start. Pipe boots crack. Flashing works loose. Ridge cap seals fail. None of these announce themselves with a sudden leak. They let water in slowly, and you find out when the drywall shows it. A proactive inspection catches these things when they're a $200 repair instead of a $2,000 one.

Tulsa's roof stock has a wide range of ages

The city covers a lot of ground and a lot of time. Some of the oldest neighborhoods in Tulsa have homes with roofs that have been replaced two or three times, and the current installation may be anywhere from 5 to 25 years old. Some of the newer construction on the south and east sides has builder-grade roofs that are still relatively young but will hit their first major hail exposure eventually.

The common thread across Tulsa is that most homeowners don't know what condition their roof is actually in. They know if there's a visible leak. They don't know about the pipe boot that's been slowly degrading on the north slope for three years, or the step flashing along the chimney that separated during last summer's temperature swings.

That's what an inspection is for. We get on the roof and in the attic and tell you what's actually there.

What our Tulsa inspection covers

01

Drone documentation

Every slope photographed from above. High-resolution drone photos show granule loss, impact marks, shingle condition, and any visible damage that's hard to see from the ground. Photos go into your report.

02

Flashings and penetrations

Pipe boots, step flashing, counter-flashing, valley metal, ridge caps — we check every transition point. These are where most leaks originate. Shingle failures get the attention, but flashing failures are more common.

03

Attic moisture assessment

We check the attic for signs of water intrusion, inadequate ventilation, and insulation problems. A wet attic tells a story about the roof even when the ceiling below looks fine.

After a storm in Tulsa

When a significant hail or wind event hits Tulsa, storm chasers follow. They knock doors, pressure homeowners, and sometimes sign people up for work before anyone has done an honest assessment. We've seen the results — scopes inflated beyond what the roof needed, or work done poorly in the rush.

Our approach is different. We inspect first, document what we find, and give you a clear picture of the actual damage. If the roof needs work, we tell you what and why. If it doesn't, we say that. The inspection report is yours to keep whether or not you hire us.

If there is legitimate storm damage, that report also serves as documentation for an insurance claim. We've supported homeowners through the claim process many times and know how to present a scope to adjusters.

We inspect every slope for shingle condition, granule loss, impact damage, and age. We check all flashings, pipe boots, valleys, and ridge caps. We also look at the attic if accessible — insulation, ventilation, and signs of moisture intrusion from above.
Most Tulsa home inspections take 45 minutes to an hour. Larger homes or those with complex roof systems take longer. We don't rush it.
Yes. Drone inspection lets us cover every slope safely and document conditions with high-resolution photos. Steep pitches and multi-story homes especially benefit from aerial documentation.
No. We give you the report and let you decide. If repairs or replacement are warranted, we'll tell you why. If the roof is fine, we'll say that too — even if it means you don't need us right now.
Yes. A lot of Tulsa's roofing stock is aging, particularly in Midtown and the established neighborhoods north and south of downtown. Proactive inspections catch small problems before they become expensive ones — pipe boot failures, slow flashing leaks, cracked ridge caps. These are cheap to fix early and expensive to fix after water has been getting in.
